Investment Criteria

A&C Ventures specializes in the principal ownership of single-tenant net-leased properties throughout the United States.  We seek high quality assets in strong markets as well as out of favor opportunities where ACV can take a reasoned, industrious viewpoint.  Our goal is to achieve attractive current returns with potential growth through contractual rent increases and real estate appreciation.  Listed below are some of the factors that we use to weight our investment decisions.

 

Criteria

Investment Type: Although our main focus is national and regional-branded net-leased retail properties, we also invest in restaurants (fast casual and quick service), theaters, grocery stores, shopping centers, commercial notes and development opportunities.  Over our history, we have been engaged in various large sale-leaseback portfolio deals.

Investment Size:  Minimum of $1,000,000 opportunity or portfolio, with no maximum.  

Location:  High traffic, strong demographics, ease of property ingress and egress.  All states considered for investment.

Tenant Credit:  Most credits will be considered, including non-investment grade and private companies.  We evaluate a tenant’s ability to meet operational demands and lease obligations.

Closing Procedures:  Our financial structure allows us the ability to meet aggressive timetables.
